IGE Consulting was appointed to support the proposed redevelopment of open land at Grange Lane in Lichfield, a site formerly used as a caravan park. The site comprised dense vegetation, areas of hardstanding and a derelict building.
The client intends to develop the site into a gospel hall with associated car parking and an access road. A Phase 1 Geo-Environmental Report identified a historical infilled clay pit associated with a former brick works immediately south of the site, which appears on historical maps between 1882 and 1965. The former caravan park had also created numerous development platforms, adding further complexity to the ground conditions.
IGE delivered a Phase 1 and Phase 2 Geo-Environmental Report, alongside soakaway testing carried out in accordance with BRE 365. Following additional ground investigation works in 2026, IGE also prepared a further Ground Investigation Report.
Across three phases of investigation, IGE assessed the extent and nature of Made Ground associated with the historical clay pit infilling, undertook chemical testing, and completed dynamic probing to support the design of access roads and car parking areas.
IGE successfully completed three ground investigations, enabling the recommendation of a suitable foundation solution for the proposed gospel hall and delineating an extensive area of Made Ground associated with the infilling of historical clay pits.
Chemical testing allowed IGE to recommend a targeted clean cover system for areas of soft landscaping and public open space in the southwestern section of the site only, following the detection of trace quantities of loose chrysotile asbestos fibres in two Made Ground samples from the infilled clay pit area. The dynamic probing results will also inform the design of the access road and car parks, helping to de-risk the development and support the scheme progression.
